Town & Country Estates is a resident-owned manufactured home community in Kingston, MA. We are a well-established and friendly neighborhood for people 55 and older in the South Shore of Massachusetts. Town & Country is conveniently located just minutes from Route 3 and the MBTA Old Colony Train for an easy commute to Boston. Kingston is home to a small number of fishermen, cranberry bogs, many public spaces and local activities. Gray’s Beach Park, five minutes from our community, is a local favorite for an afternoon picnic and swimming in the calm waters of Kingston Bay.

Town & Country is a private and beautifully landscaped neighborhood with large lots on 96 acres and surrounded by conservation land. Our club house hosts frequent social activities for our Members and features a full kitchen, library, pool room, office and meeting space that Members can rent out with advanced notice. Our social committee schedules dinners, luncheons and breakfasts on a regular basis and Garden Club, Bingo games, Book Club, and exercise classes are some of the activities we enjoy. A bocce court and picnic tables are available for outdoor fun.

We own it

The Member homeowners of Town & Country control the rent and make the rules. On April 26, 2017, the ROC purchased the land and infrastructure, such as the roads and water lines. Now, a democratically elected Board of Directors manages the business of running Town & Country. Every Member household in the community has a say in who sits on the Board, how we spend our money, the annual budget, and whether we make changes to the rent.

We’re also part of a national network of more than 300 ROCs just like us. That membership provides us with access to expert coaching on how to run our ROC, leadership development and training, communication with dozens of community leaders who face many of the same issues we do, and more.
